About the Project
This innovative mixed-use development in Surrey's Fraser Heights neighbourhood demonstrates how thoughtful design can unlock the potential of even the most constrained sites. Subject to a significant Trans Mountain Pipeline Statutory Right-of-Way (SRW), the property presented unique planning and design challenges that required a collaborative approach with the City of Surrey throughout the rezoning process.
The project seamlessly integrates a licensed daycare for 25 children on the ground floor and basement with a private residence occupying the upper floor and a portion of the main level. The result is a functional, community-focused development that provides an essential neighbourhood service while creating a comfortable and well-designed home.
